In the mix

WHEN you enter a two-storey home, you usually find the reception rooms on the ground floor, with the bedrooms upstairs.

At The Villa, in Kinmuck, near Inverurie, this isn’t the case as the lay-out of the property has been turned “upside down”.

Downstairs, a spacious and welcoming entrance hallway gives access to two generously proportioned double bedrooms; a good-sized family room, currently used as a second sitting room which could quite easily be utilised for a number of purposes, including a study, and a family bathroom.

A carpeted staircase leads to the bright upper hallway and to all further accommodation. The property enjoys superb open views to both front and rear, and to take advantage of this, the lounge and spacious dining kitchen are located on the first floor.

The dining kitchen has been freshly decorated and is fully fitted with a range of quality base and wall units which provide ample storage space, with roll-front work surfaces and tiled splashbacks, and it has been finished with laminate wood flooring.

There is ample space for a large dining table and chairs and the room is also fitted with a breakfast bar, and two large picture windows give great views out to the surrounding countryside.

The quality integrated appliances, which include a stainless-steel double oven, hob and extractor hood, fridge and freezer, will be included in the sale.

Completing the accommodation on the upper floor is a third double bedroom, which includes a modern two-piece white suite together with a separate, fully tiled shower cubicle which houses a Gainsborough shower.

There is also an access hatch with a ladder to the partially floored loft, providing handy storage space.

The house is in immaculate decorative order throughout, offering a hassle-free move, and has full oil central heating and double-glazing.

Outside, there is a shared gravel driveway to the side of the property. To the rear, there is small area of lock-block patio which enjoys a high degree of privacy. There is also a rotary drier and an outside water tap.

The quiet village of Kinmuck is within easy commuting distance of Inverurie, Dyce and Aberdeen. Inverurie, a short drive away, has a wide range of amenities. Schooling is catered for at Keithall Primary School and Inverurie Academy.

The property is on the market for offers over £199,000, which includes integrated appliances. For further information, call selling agent The Kellas Partnership on 01467 627333.
