Two for one
Potential purchasers of this country home should give themselves longer to view it – after all, there’s plenty on offer, writes Donna Ross

WHEN you come to sell your home it’s important to allocate realistic time slots to people who want to view it. With this in mind, the owners of Annandale House, on the outskirts of Huntly, will need to give each house-hunter a good hour or two to make their way around the grounds of this grand country home. Not only does it come with a paddock of about two acres and garden grounds stretching to nearly an acre, there’s also the opportunity to buy a quaint country cottage and a pavilion with a hot tub – quite a day of viewing.
The traditional period house, tucked away in the hamlet of Drumblade, dates back to about 1850 and retains some original features, including high skirtings, panelled doors, wooden flooring, picture rails and ornate cornicing.
The lounge, with feature fireplace and real fire, has windows to the front and side. The formal dining-room, also with a working fireplace, easily accommodates a table for 10 people and has original floorboards.
The bespoke kitchen, with Belfast sink, fitted and freestanding units, leads to a sun lounge with french doors to the patio and is ideal for informal dining.
In addition, on the ground floor, there is a rear hall with bathroom, a back porch, a utility room and a bedroom/ family room.
The first-floor accommodation includes a master bedroom with en-suite bathroom which features a claw-foot bath with overhead Victorian-style shower.
There are three additional double bedrooms, all with en-suite shower-rooms.
Venturing outside, the mature garden grounds extend to about four-fifths of an acre and there is a two-acre paddock.
There is a pond/water feature, flowerbeds filled with a plethora of mature shrubs, bushes and fruit trees and a tranquil area beside the sun lounge bounded by pretty plants, mature hedging and archways leading to the gardens and pathways.
A sheltered, paved patio with a sunny aspect is ideal for alfresco dining and entertaining. A tarred driveway with mature trees, stunning rhododendron bushes and lawns on either side leads to the front door and the side of the house, and to extensive parking and turning areas.
The area to the front is bounded by a tall hedge and leads to a burn which serves as the boundary for the property, and there are pleasant walks alongside.
The carved garden furniture to the side of the house will be included in the sale. At the other side of the house, there is a gate and a path to the sun lounge. Finally, located within a secluded area of garden close to the sun lounge and accessed by a path through the mature hedging you’ll find the pavilion – with its magnificent hot tub which is big enough for eight people.
Annandale Cottage is being offered for sale along with the house or as a separate lot. While you are at the house it would be worth your while to view the picturesque home.
A new gravel and slabbed pathway leads to the traditional, two-bedroom cottage set within charming woodland gardens at the bottom of the main garden.
Inside the cottage, a hallway with laminate flooring gives access to the double bedroom with en-suite. There is also a kitchen, shower-room, large lounge, with high cathedral-type ceiling features a wood-burning stove set on slate tiles, on open plan to the rear hallway/study area and double bedroom.
The cottage has its own south-facing, enclosed garden at the front which commands open views of the countryside. It has a small woodland area and a small patio area with ornamental pond which is ideal for alfresco dining.
The gardens at the rear incorporate raised vegetable plots, mature trees, a garden shed and an oil storage tank. A large outhouse attached to the side of the cottage is ideal for storage.
So whether you’re looking for one home or two, this country residence is well worth a look.
Selling agent Raeburn Christie Clark & Wallace is asking for offers over £399,000 for the whole lot. Alternatively, purchasers can buy Annandale House separately for offers over £299,000, or the cottage for offers over £129,000.
