A five-storey office building with a knock-down guide price of £225,000-£250,000 is among a trio of Aberdeen commercial properties coming up for auction next month.
Cromarty House, at 67-72 Regent Quay, was previously marketed by Knight Frank at £395,000, excluding VAT.
The building – totalling 23,539sq ft of office accommodation – is currently vacant.
According to auctioneer Acuitus, it “offers an opportunity to redevelop or repurpose subject to planning”.
Neighbouring occupiers include Trubhor Engineering and Seadyn, together with a mix of office, workshop and cafe businesses.
PD&MS HQ’s land up for sale
A land investment opportunity in the auction sees the site of Ardent West, home to energy services firm PD&MS Group, going under the hammer at a guide price of £575,000-£700,000.
Ardent West, on North Esplanade Way, was a £10.2 million development by joint venture Miller Cromdale and completed by construction group Robertson in December 2015.
It is currently let to Coal Pension Properties until 2139, with 117 years of the lease remaining.
The ground rent provides an annual income of £25,923 and there are five-yearly reviews, with a minimum uplift of 2.5% compounded annually.
The third Aberdeen property being auctioned by Acuitus at 1pm on July 12 is River House, an industrial/trade counter facility on South Esplanade East.
The 28,423sq ft property is currently vacant and has a guide price of £125,000-£150,000.
Acuitus Scotland consultant Mhairi Archibald said: “Ardent West is an excellent opportunity to acquire long-term sustainable income, while Cromarty House and River House have asset management potential for reletting or repurposing.
“Both properties should benefit from the £350m Aberdeen harbour extension which is due for completion in October.”
The auction will be broadcast via livestream on the Acuitus website, with bidding possible either online, by telephone or by proxy.
Also up for auction, at a guide price of £125,000, is The Whisky Shop at 93 High Street, Fort William.
The 1,035sq ft property is let to Highland Industries, trading as The Whisky Shop, until June 2027.
It comprises a ground floor retail unit and basement ancillary accommodation as part of a larger building.
