The Core takes shape in Bridge of Don

The Core Aberdeen business park aims to be one of the most energy efficient, low-carbon places to work in the UK.

Located in Bridge of Don, opposite Denmore Industrial Estate, the new business park is a 100-acre site, with a net developable area of 90 acres.

It will offer bespoke office, industrial, workshop, warehouse and leisure facilities, with developer Mountgrange Real Estate Opportunity Fund promising “excellence as standard”.

With planning consent for 1.5million square feet of accommodation, it can accommodate any size requirement.

Mountgrange said it had taken a flexible approach to inquiries and would offer buildings on a lease or freehold basis, as well as serviced land for owner occupation opportunities.

All buildings will be of BRE environmental assessment methodology scheme “excellent” standard, with Energy Performance Certificate A ratings.

Energy efficiency features are expected to deliver operating cost savings of up to 50%, while helping tenants meet their carbon reduction commitments.

Infrastructure and other preparatory works at The Core, including a new access road from the A90 trunk road between Aberdeen and Peterhead.

A drainage system and utility connections, including 5.5 megawatts of electricity to supply the first 30 acres, have also been installed ahead of the first sale to Aberdeen firm HVAC and Refrigeration Engineering.

HVAC, which provides heating, ventilation, air-conditioning and refrigeration systems to the offshore oil and gas, onshore petrochemical and marine industries, has acquired the site of its new headquarters on a design and build basis and will relocate from its current HQ in Bridge of Don in early 2015.

The company, which recently announced an order book of £14million for the first half of its current financial year, expects to increase headcount to around 120 people when it moves to The Core.

Work has already started on another two sites – one extending to 10.5 acres and another to 2.5 acres – to prepare them for buildings, saving a significant amount of time for any future occupiers.
