Knight Frank says integrated approach is in demand

A new £2.5million development taking shape in Aberdeen underlines the benefits of one developer taking a project from start to finish, according to property firm Knight Frank.

The two units are being built in Wellheads Road, Dyce, for engineering company MB Air Systems, which will occupy one of them. The other will be made available for lease.

Knight Frank said it was using its “full spectrum” of services to lead the project.

The firm’s building consultancy department is looking after design and project management elements, while its planning specialists are at the heart of planning consents.

Finally, Knight Frank’s local agency team will be tasked with securing a tenant for the second unit.

The company said full service capability was becoming increasingly popular in the north-east commercial property market because of its efficiency and cost-effectiveness.

Douglas Garden, the Knight Frank partner who leads the building consultancy team in Aberdeen, said: “Being able to take a project from concept to delivery presents us with a very strong proposition and it reflects the skills and expertise we have within our team.

“Our approach to design is to blend the physical requirements of the client as owner/occupier with the future needs of the investment market to ensure the best possible outcome for the development.

“It is important not only to cater for the initial occupier but beyond that.

“Being painted into a corner by decisions made at the design stage is not what any developer wants to happen and we work as a team to avoid that.”

He added: “Demand across the city remains strong and the development at Dyce will help cater for the requirement for units of this size, particularly given the strength of the location.

“From Knight Frank’s perspective it is another opportunity to showcase our integrated services and the breadth of our offering in the north-east.”

The two Dyce units will total 26,500 square feet of workshop and office accommodation, with additional yard space.

Wishaw-based MB Air Systems is due to move into its unit in December. The second unit, with 13,000sq ft of floor space, will be completed in June 2015.

MB Air Systems director Steve Harkin said: “Our future plans will be aided by the new facilities, which are central to our business development strategy.

“We are delighted with the proposals created by the Knight Frank team and the benefit of one agency being able to take the project from design to completion is a major attraction for us.”
