Moving house can be stressful to say the least, from unpacking boxes to deciding on soft furnishings.

Sofas that don’t fit and missing kitchen utensils, it can take months to make a house a home.

Careful planning and attention to detail saw Davina Brown move her family to Stoneywood without breaking a sweat.

1 Aspen Place.

Everything has its place in Number One at Aspen Place and its sleek interior wouldn’t look out of place in a magazine.

Glossy, stylish and highly organised, Davina envisioned what the property would look like long before she crossed the threshold.

Having purchased the new-build off-plan, she wasted no time in putting together an enviable look that mixes classic style with a modern twist.

Come moving day and the new furniture arrived like clockwork, with Number One becoming a swanky family home overnight.

Davina also added an extension to the four-bed detached house and created a gorgeous orangery.

The grandmother-of-two believes the time has come to downsize, as her son has left home.

She is on the hunt for a bungalow with her husband, Mike, and the couple’s two miniature Yorkshire terriers.

“Number One was our first new-build and it appealed from the start,” said Davina.

“We bought off-plan and I immediately had a vision of what I wanted the house to look like.

“I wanted a mixture of tradition and contemporary style and I’ve always enjoyed choosing interiors.

“Everything arrived on moving day and it was very straightforward.”

Number One has provided the ultimate entertaining spot with many a dinner party over the past five years.

“Visitors always tell me that I’ve created a lovely home and it’s so nice to be able to enjoy it with others,” said Davina.

The beautiful lounge has a showhome look, with a trendy feature wall and perfectly co-ordinated colours.

The fireplace adds a cosy touch and double doors provide access to the dining kitchen.

Gleaming white units and integrated appliances will enable you to cook and chat to guests with ease.

This is a fantastic family space and a green splashback adds a touch of colour.

The dining space is perfect for formal dinner parties, but could just as easily be used for informal gatherings.

Bi-folding doors lead through to the orangery, a fantastic space complete with underfloor heating.

“I know some people might find it unusual that we bought a new-build and immediately added to it,” said Davina.

“I always knew I wanted to add the orangery and the work only took a couple of months.

“It is where we spend the most time and we use it all year round.

“It was my way of bringing the garden inside and it really comes into its own in the summer months.”

The orangery is also very versatile and will adapt to changing family life.

A playroom or a relaxed chill-out space, you can have fun deciding.

A double bedroom with built-in storage can be found downstairs and would be perfect for visitors.

Again, it could also be used as a further living space or toy room.

A handy utility room completes the downstairs accommodation.

The three remaining bedrooms are all of good size and the master bedroom is particularly impressive.

It offers dual-aspect windows, a dressing area and an en suite shower room.

The family bathroom has a white three-piece suite.

The exterior of Number One is just as immaculate as the inside, with a lovely rear garden.

It has been beautifully landscaped and comes complete with two decking areas.

“We’ve had plenty of barbecues and we love opening the doors from the orangery in the summer,” said Davina.

“We’ve been so happy here and it’s a fantastic area for families.

“There is a lovely walk along the River Don which my dogs, Molly and Charlie, really enjoy.

“We’re looking to downsize to a bungalow because we aren’t making the most of the space on offer.

“This is a family home and hopefully a new family will come along and enjoy it.”

Offers should be made of more than £445,000.
