Beautiful period features combined with modern design in this stunning north-east home

Number 27 Holburn Road may be thousands of miles away from Bangkok, but that hasn’t stopped the Richardson family from making themselves right at home after making the mammoth move two years ago.

Beautiful period features combined with modern design saw Tim, 34, put in an offer before his wife Théa had even seen the property.

The gamble paid off after Théa stepped through the door for the first time and immediately fell in love.

The couple have redecorated and created a simple yet romantic interior, and their two-year-old son, Otis, has plenty of room thanks to open-plan space.

The family are on the move again as Tim is relocating to Houston, USA, due to his job in the oil industry.

“If we could pick up this house and take it with us, we would,” said Théa, 34, who works in recruitment.

“I didn’t see the house until after we had bought it and I was just so relieved that it was this beautiful.

“We were really lucky because the previous owners spent so much time and effort completely gutting the place and redesigning, it’s a bit of a shock when you walk through the door and realise how much room there is.

Reception Hall

“I love the traditional features but it doesn’t feel too gloomy or old fashioned.”

Number 27 dates back to 1896 and sympathetic renovations means it has retained plenty of character.

The hallway offers a high ceiling with plaster cornice and there is a feature archway with decorative plasterwork.

The lounge is incredibly elegant with a bay window and traditional carved pilasters.

A fireplace with slate hearth provides the finishing touch.

“This is very much the room where me and Tim unwind in an evening after Otis has gone to bed,” said Théa.

“I must have spent two weeks stripping the floorboards back and painting them, we wanted to go for subtle colours hence why we’ve used soft greys.”

The dining room come family room and kitchen is clearly the heart of the home however and is a truly impressive space.

Kitchen

It’s not hard to see why Théa loves cooking thanks to modern appliances including two ovens, and trendy oak butchers block worktops.

The dining area has been created thanks to a cleverly designed extension, and is the ideal place for entertaining.

Patio doors span the width of the room, making this room even more versatile come the summer months.

“We found it really difficult to get the right balance between open plan living and traditional charm, we feel the dining area solves that problem,” said Théa.

“The layout has been so well planned, when I work from home I sit at the breakfast bar in the kitchen and the dining area doubles up as Otis’s play room.

“It’s light all day and if the sun comes out it’s just beautiful in here.”

A cloakroom, utility room, and study complete the downstairs accommodation.

Bedroom 1

A staircase with iron balustrade and turned wooden handle leads to all three bedrooms and a skylight makes the landing appear incredibly spacious.

The double bedrooms are all of good size with tall windows.

The master bedroom has a bay window and ceiling lie-ins add plenty of character.

There is handy built-in wardrobes which offer plenty of storage space.

There is both a bathroom and a shower room on this level.

The bathroom has a bath with a bi-folding glazed shower screen, and underfloor heating adds a touch of luxury.

The shower room has co-ordinating tiles and a shower unit.

“This house is great for a growing family, we’ve swapped Otis’s room around recently but we also loved the fact that all three rooms can accommodate a double bed,” said Théa.

“It’s been so handy when we’ve had family to stay.

“It also feels incredibly light upstairs which is due to the skylight, it’s just lovely.”

The rear garden is southwesterly facing and is fully enclosed – it has been ideal for Otis.

Gardens

“He loves playing outside and I know he’s safe out here,” said Théa.

“We’d honestly stay here for years if we could, it would be ideal for an engaged or married couple who are looking to upsize.

“I’ve loved living here, it’s been a different pace of life but we’ve really enjoyed it as a family.

“Otis’s nursery is just round the corner and I’ve been able to walk into the city centre easily.

“We’ll really miss this place, it’s been a wonderful home.”

Offers should be made in the region of more than £380,000.
