CALA Homes (North) has been granted planning permission for two new developments in Aberdeen, accounting for 180 additional homes in the area.
In Cults, the housebuilder has received approval for ‘The Paddocks’, a development of 107 three, four and five bedroom detached, semi-detached and terraced homes plus 12 affordable apartments, located to the north of Friarsfield Road and Kirk Brae.
The Paddocks will form phase two of the Friarsfield Development Framework following the continuing success of CALA’s adjacent current Rosefield Gardens development.
Works at The Paddocks will include a contribution by CALA to local primary and secondary school provision, sport and recreation and health care which will mitigate the impact of the new homes. It also brings the realisation of a link road connecting Kirk Brae and Craigton Road, and associated public transport possibilities, a step closer.
CALA Homes’ proposed development at May Baird Avenue, to be named ‘Parklands’, has also been given the green light. Located on the site of the former Ross Clinic and Gardeners Cottage within the grounds of Cornhill Hospital, the development, pictured, will comprise 46 two and three-bedroom, high quality apartments over two blocks, plus 15 low cost apartments.
Parklands will bring with it various improvements to the currently surplus land, ensuring the safe retention of trees and carefully enhancing and complementing the surrounding natural environment and existing housing to reflect the wider conservation area status.
CALA will again make a contribution to the council to minimise the impact of the transformation, and has also committed to participating in the city’s Car Club scheme at the new development.

A spokesman for NHS Grampian added: “We are pleased that the CALA proposal has been approved. It is our view their plans are sympathetic to the immediate area by complementing the parkland surroundings and existing housing in the area.”
