Panning across the beautiful vista of Ben Nevis and Fort William, drone footage made of Tower Ridge Courtyard, Torlundy, near Fort William, displays the development in its full glory.

Ian Smith and David Matheson have created their miniature kingdom and are ready to hand over to the next rulers.

Looking, with your feet firmly on the ground, it is easy to see why the location is so breathtaking. The development has views directly on to the north face of Ben Nevis, Glen Nevis and the Nevis range ski resort.

“The location is in the heart of the outdoor capital of the UK, next to the Nevis range. It’s the closest building to the north face of Ben Nevis.”

The luxury Fort William development is now getting ready to welcome its first owners as the final sparkling touches are made.

Four luxury villas from £299,000 and four apartments from £249,000, with fixtures and fittings to an exacting standard, are available on the site.

The apartments have two bedrooms and open-plan living. The master bedroom is en suite and there is also a shower room.

The villas similarly have open-plan living with four bedrooms, three of them with en suite facilities. The master bedroom has the benefit of a balcony from which you can admire the views. There is also a bathroom in each villa.

Ian said: “We were looking for the open-plan concept because a lot of people were saying that’s the kind of environment that they like; with the kitchen, the lounge and the family atmosphere. There is a choice of open-plan kitchen and lounge areas with oak skirting and facings, as well as oak pre-finished doors.

“The views, with the balconies, just everything about it, it’s trendy and modern, but we’ve kept a little bit of traditional character in them,” said Ian.

It is a unique development of high quality. The spacious villas and apartments have natural Spanish slate roofs, stainless steel and glass verandas and garden patio areas.

The houses have air source heating in them, making them eco friendly.

Each household falls into the criteria to claim back a grant on the Renewable Heat Incentive (RHI). All the paperwork will be done for the new owners.

Ian said: “As soon as you do the hand over they get a package and they can claim back their RHI and that is claimed over seven years on these properties.”

Ian and David have been working with DK Designs, the architects. They have a previous record of working together on other projects and have more lined up for the future together.

“We work closely, hand in hand with them and we managed to get a development that was desirable as well as a little bit different to build, but the end product is unique,” Ian said.

They have previously built several other developments in the Lochaber area, with their newest project showcasing their most successful methods.

Ian said: “We’ve built several apartment blocks in the past, so we have taken all of the positive points from all the developments in the past and put them into this feature.

“We have built with materials that are going to last, including the timber frame kit which is from Scotframe. It’s the first time it has been used in this area.”

The development has grown from the concept of “inspiration”, which has used the successes from their past projects as a base for this one.

The developers were very keen to use local tradesmen and suppliers on this project, as well as products which suit the west-Highland climate, such as the unique timber frames.

Scotframe’s Sandy Milne said: “It is suitable for the Arctic. One of the best products on the market.”

Tower Ridge Courtyards is set in three acres of private land surrounded by the River Lundy. There is private access off the A82, only five minutes north of Fort William, with the road leading past the original listed Torlundy Water Mill.

The location of Tower Ridge Courtyard means that it would make a perfect home or an ideal buy-to-let investment.

There is a high demand for quality holiday rentals and long-term lets in the area, so Tower Ridge Courtyard could offer a great return for any investor.
