Have Kemnay residents done enough to stop development?

A group of Aberdeenshire residents will find out today if their objections have stopped planning permission being given to a new housing development.

Barratt North Scotland wants to build 66 properties at a site off Greystones Road in Kemnay and has sought approval from Garioch Area Committee.

However, the planning application, which can be viewed on the Aberdeenshire Council website, has so far attracted 44 objections from residents.

Locals have predominantly raised concerns about the impact the development would have on the already-busy Bogbeth Road, as well as the strain it would place on current facilities in the area.

One local wrote, as part of their online complaint: “I do not believe that the infrastructure in Kemnay is sufficient to accommodate an additional 66 households at this time.

“Kemnay Primary School is already close to full capacity and, without significant expansion, I do not see how additional pupils could be accommodated.

“Kemnay Academy also has capacity issues and additional pupils would further exacerbate them.

“The medical facilities are another area where a significant increase in users would be a cause for concern.”

Another resident commented: “Bogbeth Road is already a danger to any pedestrians who have to cross it, including the high volume of schoolchildren who cross it at least twice a day on weekdays, and more if they use the park in the morning or evening before or after school.

“In addition to Leschangie and Bogbeth Park-related traffic, there is a significant volume of agricultural and commercial traffic along the road.

“[Given] the high volume of traffic from the existing residential development, combined with inadequate parking for park users, the proposed modifications to Bogbeth Road are wholly inadequate for the safety of all road users.”

The Garioch Area Committee will meet today to decide whether the application should proceed to the next stage of planning.

A council spokesman said: “All written objections will be heard in the meeting and a decision will be made, based on both sides of the argument.”
