Plans for a new neighbourhood in the north-east’s biggest village are expected to be approved by councillors when they meet next week.
Property firm Colaren Homes has lodged proposals to build 100 new homes on the outskirts of Mintlaw as part of the Northwoods development.
Aberdeenshire councillor planners have already reviewed the plans and recommended to local councillors that planning permission be granted when they meet in Peterhead on Tuesday.
The application from Colaren Homes includes 54 three bedroom properties, 43 homes with four bedrooms and three five-bedroom houses.
Land has also been earmarked for affordable housing later in the development. Planning permission has been granted for 86 homes and the necessary access roads into the site.
In a report to the Buchan area committee, local authority infrastructure chief Stephen Archer said the land on the northern boundary of the village has already been allocated for housing and that the new plans meet council policy.
He said: “This application is related to an ongoing development in Mintlaw on an allocated site. All technical issues have been resolved or are capable of being so with appropriate conditions.”
He added that while there is not currently enough open space included in the proposals, there is scope for more green space to be included in the next phase of construction.
No letters of objection were received by council planners and the council’s education department has said there is capacity in the local schools to cope with an influx of new families.
The infrastructure department has however warned that the nearest play park is across a “relatively busy road” and urged the developer to include play areas on the site.
The Buchan area committee, which will meet at Buchan House in Peterhead on Tuesday, has been recommended to back the scheme subject to a number of conditions.
The planners have asked if support is given to the housing estate that details of renewable energy devices in each home are submitted before construction and that none of the properties can be lived in until all the roads and footpaths are complete.
