Step up to the million-pound-home club

Better act quick to land yourself a home in one of Aberdeen’s most prestigious streets, writes Cheryl Livingstone

Towards the end of last year, it was reported that boomtown Aberdeen was home to more million-pound houses than ever before.

The statistics, which were published by Registers of Scotland, also showed that 19 homes in Aberdeen’s AB15 and AB13 postcode areas changed hands for £1million or more between January and September. It marked a significant leap forward from 2013, when just 10 properties in the city were sold at that level in the same period.

Joining that exclusive group is 49 Rubislaw Den South which has come on to the market for offers over £1,500,000. Given how many homes at this end of the market changed hands last year, I would say you had better act quick to bag a home in one of the most prestigious and historic streets in Aberdeen.

The seven-bedroom home has been lovingly cared for and still retains many of its original features that give it its charm and character. The most beautiful have to be the oak panelling in the reception hall and leading up the carpeted staircase to a mid landing where there is a superb large stained-glass window.

Stained-glass windows also feature in the dining room and rear sitting room, both of these rooms have fireplaces as does the large, spacious lounge situated to the front. The dining kitchen has a good range of units and incorporates a gas Aga. Attached to the rear sitting room is an original summer room allowing you to enjoy a particularly pleasing south-facing aspect.

On the first floor is the master bedroom with en suite shower room, three further good-sized double bedrooms and bathroom. The second floor has further bedroom accommodation, one of them having an en suite.

Complementing the more traditional aspects of the home are some great contemporary features. One of the most impressive is the heating system. Many might believe that these grand old homes are quite expensive to heat, so to counter that, the owners have introduced gas central heating split into two systems with the upper and middle floors working on separate circuits making this a particularly cost effective way to heat a large property.

Outside, there is an attractive garden to the front while a wooden gate to the side leads to the rear garden which is also of good size. To the very rear of the property, there is a single garage and underneath is a large garden storage area with door and windows to either side. The property also has the share of a further double garage which has a large timber sliding door.

Rubislaw Den South is well positioned for the main Aberdeen ring road providing commuting to the north and south of the city. There are good primary and secondary schools, and the house is within easy distance of many of Aberdeen’s private schools. There are good public transport facilities making the city centre easily accessible where there is a wide range of shopping, recreational and leisure facilities.
