Opportunity knocks

For 110 years, Nether Anguston has been the family home of the Adams.

It was first taken over by William Adams in 1903 as a tenant farmer and it was passed through the generations to his grandson, William, who bought it in 1950.

He spent his whole life there until he passed a few years ago when the house was then inherited by his son, Sandy Adams.

Sandy, 58, who works as a vet with his wife, Anne, 56, at her practice, Bridge Vets, in Bridge of Don, had previously been working in Morayshire. when they decided to move back to the estate to help his father about 13 years ago.

Nether Anguston at Peterculter, on the outskirts of Aberdeen, is a seven-bedroom mansion-style home in scenic, secluded grounds with stunning views across the Dee valley.

The B-listed building is more than 200-years-old and was originally part of the historic Drum Castle estate. It comes with outbuildings and 116-acres of land

“I guess I came back because of the family but also the way of life,” Sandy said.

“I was born and bred here. It was lovely growing up here, it was so peaceful and you had so much room to play outside while not being too far away from the city.

“My room was on the top floor, the curved room. It has great views of the gardens and the orchard behind it.”

The house lies at the end of an impressive quarter-mile-long tree lined avenue and sits in an acre of private grounds with a productive kitchen garden and its own orchard with apple and plum trees.

It is made up of two parts – the original building and a newer wing added some time later.

“We have a map of the farm dating back to 1884 and the newer part of the building isn’t on it. I’m not sure when it was built,” Sandy added.

It still boasts many of its original features – including large traditional fireplaces in most rooms, working window shutters, skirting, doors and handles.

One of the more interesting older features is the original milk house, which still has its stone shelves.

A beautiful winding staircase takes you to the first floor past a stunning stained glass window while another staircase leads you to the second floor – where you will find a very unusual room – Sandy’s former bedroom.

Curved round like a turret, the room is very unusual and with big windows flooding it with natural light, it would make a great bedroom or even a study/library.

The house also boasts a living room, large dining room, dining kitchen and a master bedroom with dressing room.

There are also stairs hidden away in the kitchen / dining area that lead to two further bedrooms upstairs – which could make a great teenage den or granny flat.

The house is in need of some modernisation and upgrade and has the potential to become a really interesting, lovely family home.

“It’s a lovely house to stay in but it does need some work done to it,” Anne said.

“It is structurally sound, the interiors just need updating. It would be a great project for someone looking to renovate.”

While they initially thought they would be the ones to breath new life into the house, they have decided to put it on the market and let someone else put their stamp on it.

“It is going to be a wrench to leave the place, especially as it’s been in my family for so long, but we have to be realistic,” Sandy said.

“We just have to move on.”

Anne added: “It’s a lovely big house but it’s too big for just two people really. We are both coming up to retirement and our children won’t be coming back here.”

A number of outbuildings are also included in the sale and options for use include continued agricultural occupation, equestrian facilities or possible conversion.

The outbuildings include an east steading wing, south steading wing, cattle court with lean to buildings, dutch barn, cart sheds, implement shed and traditional bothy.

There is also a productive block of farmland extending to 115.54 acres included in the sale.

The south-facing farmland comprises seven fields and the 2013 cropping included arable cultivations and spring barley.

James Presly of Aberdeen & Northern (Estates), who is handling the sale, said: “This is a fantastic chance to purchase your very own mini-estate on charming Deeside.

“The house is in an incredible location and offers a superb opportunity to create a truly stunning family home which is only minutes from the city, while the land and steading buildings present a variety of possible uses.”

Nether Anguston and the 116-acres of land are available for overs over £1.25million.
