Standing within yards of the iconic Eilean Donan Castle in the splendour of the west Highlands, it is perhaps not surprising that Loch Duich Hotel is being offered for sale for the first time since it was built more than 100 years ago.

It was constructed as part of a Highland estate at the end of the 19th century, but it is only now that the property on the shores of the Kyle of Lochalsh, is being offered for sale at offers over £375,000.

The Loch Duich has a bit of a film star pedigree, and has appeared in many TV programmes and films including Highlander and the James Bond film, The World Is Not Enough.

The hotel, which the sellers admit does require internal modernisation and refurbishment, is said to offer a fantastic commercial opportunity as it is situated in one of the best tourist trading destinations in the UK.

It has views of the Eilean Donan Castle to the foreground and the mountain peaks of the West Highlands dominating the background.

It also offers a roadside location on the A87, which is perfect for passing food and drink trade, and is close to the Skye Bridge and the Misty Isle.

With 19 letting bedrooms, a restaurant which can accommodate 60 diners and a cocktail lounge as well as a public bar the infrastructure is well in place for trading.

The hotel sits in grounds of around 6.5 acres, which would give ample scope for marquees to make this an “out-of-this world” wedding venue and there are outhouses which could also be redeveloped subject to local authority planning consent. Eilean Donan Castle is approximately 400yards from the hotel and is the home of the Clan Macrae. The castle is regularly ranked in the top 10 most visited UK tourist attractions.
