Warm welcome at Golspie

Warm welcome at Golspie

You could never complain about having nothing to look at if you lived in Hill Cottage at Kirkton, near Golspie.

For the modern, detached family home sits in an elevated position and enjoys lovely views towards Loch Fleet and Sutherland Nature Reserve.

Regular visitors to the reserve include curlews, shelduck, wigeon, oystercatchers, along with seals and otters.

Golspie boasts award-winning beaches, safe for swimming and sailing or simply to enjoy a stroll along miles of golden sands.

Equally peaceful is the surroundings of the house, which is on the market at offers over £275,000.

Viewing is essential to appreciate the unique, architect-designed home. The building is finished to a very high standard and is warm and light throughout.

The accommodation includes an entrance hall, which gives access to the kitchen and bathroom before dropping down a level to the lounge.

Original brickwork gives the feel of a traditional country home, as do exquisite original wooden panelling on some of the walls which continues upstairs.

The lounge is an attractive, cosy room with a solidfuel woodburner stove. From here, there’s access to a large bright conservatory with swarf stone walls and large windows.

Double French doors from the conservatory lead out into the front garden.

The homely and country-feel kitchen has ample room for a large dining table. It is fitted with good-quality base and wall units with glass display cabinets and hardwood worktops.

Features of note include a Belfast-style sink and drainer, integrated dishwasher, fridge, gas hob, range cooker and extractor hood, while the stunning chandelier over the dining area of the room would make a good talking point.

The floor also has a handy utility room and bathroom with a four-piece suite.

Moving upstairs, the landing has a feature archway, shelving and ample cupboard space disguised by the panelling.

There is a smart shower room and four bedrooms, one of which has fitted wardrobes and dressing table along one wall. Another has a fireplace with wooden surround.

Bedroom four is used as a dressing room, but is large enough to accommodate a double bed.

All the rooms in the house are well-proportioned and decorated in calming, subtle colours.

Deceptively spacious, the house has a double garage with office, a greenhouse and a coal/wood store.

Fitted with triple glazing and oil and solid-fuel central heating, it’s also a very warm house.

There are gardens to the front, side and rear which measure to almost one acre. They have been laid to lawn with bordering shrubs, bushes and mature trees.

From here there are lovely views across the open countryside to the coast. There’s a large patio, ideal for relaxing in the summer evenings. Youngsters will have fun playing in a treehouse in the rear garden.

Hill Cottage is some three miles before Golspie, just off the A9 and around a one-hour drive from Inverness.

The village of Golspie has a good range of local shops, services and amenities including primary and secondary schools, hospital, swimming pool, fitness room, golf club and beach.

A good connecting rail link runs to the north and south. Further facilities can be found at Brora and Dornoch, which are within easy reach.
