Housing plans for Pitfodels in Aberdeen earmarked for refusal

Two separate applications to build houses in one of the most exclusive areas of Aberdeen have been recommended for refusal by city council planners.

North-east company Bancon Developments is seeking permission to build five terraced houses on land north of Craigton Road, Pitfodels.

A second application in the name of Dr George Stevenson has been tabled to erect three houses on greenbelt land at North Deeside Road.

Both proposals, to be considered by members of the planning development management committee next Thursday, are for sites in the Pitfodels Conservation Area.

A number of objections were lodged, with 14 letters opposing the Bancon Developments scheme and seven contesting the second site near Deeside Gardens.

The five-house Bancon scheme is proposed for land between Airyhall Road and Craigton Road, on a small site bounded by Airyhall House and the recently-built Northcote Care Home.

The plans include parking for 10 cars and new footpaths.

Local residents have raised concerns relating to the loss of green space, density of housing, access, privacy and the potential for noise and trespassing.

In a report to the committee, the council’s head of planning Margaret Bochel argues that the plans do not “preserve or enhance” the character of the conservation area.

Ms Bochel also points out that the application would go against the city’s adopted local development plan as it would mean the number of houses allocated for the area was exceeded.

However, she said that if members are minded to approve the application, a legal agreement would be sought with the developer for contributions to the Strategic Transport Fund, tree protection and the construction of footpaths.

The second application is for three detached houses at North Deeside Road, opposite the International School.

The council’s roads team have voiced concerns about the plans, on the grounds of road safety. A report to the committee points out that the main A93 road is very busy, and a proposed new junction could cause problems.

Officials have suggested an alternative access to the site if councillors want to approve the plans.

Ms Bochel has recommended refusal, however, pointing out that the plan goes against green belt policies and the local development plan.

The planning development management committee meets on Thursday, December 4.
