High-demand luxury

Looking for a new home can sometimes feel like you are trapped in your very own Groundhog Day.

All the houses begin to look the same and none of them seem to have that special thing you are looking for.

But take a trip out to Barratt’s development, Den of Pitfodels, Garthdee Road, Aberdeen, and you will be pleasantly surprised.

The site nestles close to the amenities of Cults, Bieldside and the city centre and features a selection of three bedroom townhouses and four and five-bedroom homes.

Prices for the initial release start at £434,995 and the range is topped by the Strachan at £629,995.

Every property is based upon innovative new designs, blending contemporary styling with traditional virtues of space and quality craftsmanship.

The highlight for me is the five bedroom – the Strachan – which you can also view as it has been chosen as the showhome for the development.

Spanning three floors, the impressive house is the highest specification Barratt North Scotland offers and coupled with the design, is a first for the Granite City.

It is a beautifully designed home with attention to detail evident in every room. While an open plan design has been used in the uber-stylish kitchen and dining area, the rest of the house is like a treasure hunt of exciting finds.

Features of note include the rare addition of a detached triple garage, a ground-floor study and snug den in the attic.

The location of the development is also sure to be an attraction for potential buyers and definitely was for Barratts when they began looking for another city centre site.

Jo Crawford, sales manager for Barratt North Scotland, said: “We have been talking about this site for the past couple of years. It is part of the Pitfodels conservation area and we just liked it because it has a link to the city centre and Deeside as well.

“The development backs onto the old Deeside Railway line, which is the old royal train line to Ballater, and there will be pedestrian access from the site.

“It’s a great location for commuters, there are links to the north and south of the city. And while we are close to the centre, it does feel like you are in the countryside.”

The uniqueness of these homes are also a draw, especially if you are looking for something a little bit different.

Jo said: “It’s like a clean sheet, it’s just different from all our other new homes. Our Castlewell development in Ellon is totally original but this is unique in a different way.

“The use of three floors is something completely different. We’ve never had something on that scale with this level of specification. Even the external finishings are tailored specifically to this development.

“It’s what people want, they are looking for something that little bit different.”

The company gave people a sneak peek at the project back in October with a pre-launch event at the Marcliffe.

Then at the beginning of November, the show home opened and it has been a complete success story so far.

Of the 13 houses released in the first phases, seven have already been scooped up – equating to an unprecedented £3million of sales in the past few weeks.

Jo said there have had interest from a mix of people including first time buyers, those looking to move up the property ladder as well as empty-nesters.

With some sales already secured, the marketing suite open and the showhome in place, the company is anticipating the early sales success will continue.

“The amount of sales just shows the huge demand for big houses close to the city centre,” Jo added.

“Confidence is returning to the market.

“The customers commented that they liked the three floors and the look of the house overall.

“When they looked at the outside most of them were impressed but it was when they said ‘wow”.

Currently there are five houses available from four different styles but more houses will be released soon.
