A Buchan coastal village could be in line for a massive expansion if plans for hundreds of homes are approved.
Claymore Homes has lodged a proposal of application notice for a site in Cruden Bay, the first step in applying for planning permission on a “major or national” project.
The site, to the west of the historic fishing community, is earmarked for 200 homes in Aberdeenshire’s local development plan.
The plan acts as a guide for developers and states: “Site M1 is allocated for up to 200 houses in two phases, with a first phase for up to 100 houses, including five acres of employment land and community facilities.”
However, parts of the site – which is near the village’s acclaimed golf course – are at risk of flooding and an assessment will be required before planning permission is granted.
The M1 site is at the east of the village, adjacent to the A975 Cruden Bay to Newburgh route.
It is understood Claymore will apply to build the first phase of the site, which will include the construction of around 100 homes and the associated roads and drainage infrastructure.
Last night a spokesman for Claymore said the plans were at an “early” stage, and did not wish to comment further.
The next step in the application process is to agree a masterplan with council planners before a formal application can be lodged. A masterplan could be negotiated within a matter of months.
The proposal of application notice was submitted just days after Claymore announced another major housing expansion in the area.
The firm has tabled plans for a 222-home development on the outskirts of Peterhead in a move which will dramatically expand the neighbourhood at Wester Clerkhill.
The site, which is adjacent to the A90 Aberdeen to Fraserburgh road, could accommodate hundreds of families if planning permission is granted. The scheme would include space for play parks
and green areas.
