Inverness hotel up for sale with £4million price tag

One of Inverness’s biggest hotels has gone on the market for an asking price of just over £4million.

Estate agents Knight Frank expect “global interest” in the Fairways Travelodge, which is beside the city’s southern distributor road at Castle Heather.

The 79-bedroom hotel is on a 1.2-acre site and is currently let to Travelodge on a long-term lease up to February 2030.

The landlord has the option to extend the contract to February 2038.

It has been priced at £4.15million.

A boom in Highland tourism, in the past few years in particular, has fuelled expectations of significant interest in the sale including that of overseas investors.

Patrick Ford, a partner at agents Knight Frank, said: “Inverness is going through a tourism boom.

“It has seldom been a more attractive location for visitors, with so many hotspots on its doorstep.

“It is relatively rare that a hotel opportunity of this size comes onto the market, with secure long-term income and such an attractive yield.

“There have only been a dozen or so deals for hotels in the area since 1999.”

He said the majority of recent interest in the Scottish commercial property market had come from international investors and that the travelodge could be “ideal for a currency play.”

He added: “We expect the property to attract widespread attention, with a number of Scottish and UK property companies looking for investments that match its profile.”

The Fairways Travelodge comprises a two-storey, 59-bedroom hotel that was built in 2005 and a two-storey annexe building that provides an additional 20 bedrooms.

Internally, both buildings have been decorated in line with Travelodge’s corporate fit-out with all but one being family rooms.

The property comes with 86 car parking spaces.

Travelodge announced plans last month for opening a new £4.4million hotel on Academy Street in the heart of Inverness later this year.

The five-floor Ballantyne House is being transformed into 54 rooms of budget accommodation along with a bar and cafe.
