An extensive sporting estate in the north-west Highlands has been launched to the market for offers over £900,000.

Sands Estate is located four miles north of Gairloch and extends to just over 7,150 acres of land ranging from sea level to approximately 293 metres (961 feet) at the summit of Cnoc Breac close to its eastern boundary.

It is described by selling agent Strutt & Parker as “an extensive sporting estate with its own beach and five hill lochs”.

Strutt & Parker’s senior associate director Euan MacCrimmon, who is handling the sale, said the estate boasts exceptional and far-reaching views in all directions including to the Isle of Skye in the west and the Torridon Mountains in the south.

He said he expected interest from various different types of buyers and said: “With buyers on the lookout for open space, the market for Scottish estates has been nothing but remarkable in recent years.

“Demand continues to outstrip supply and, with interest from green investors, institutions and lifestyle buyers, this shows no signs of slowing.”

Beach attractive for water sports enthusiasts

Mr MacCrimmon added: “If the opportunity to own just over 7,000 acres in a stunning part of the Scottish Highlands alone wasn’t enough to persuade you, Sands Estate has all the components you could want from a Scottish sporting estate and more already in place.

“Its mile long stretch of beach, hill lochs, and the potential to integrate environmental opportunities make this an exceptional prospect for all types of buyer.”

He said the estate’s mile-long beach, Seana Chamas, would be attractive to buyers who enjoy water sports, swimming or wildlife, while its five hill lochs had considerable amenity with trout fishing opportunities.

The majority of the land on the estate is regulated crofted common grazings – Big Sands, North Erradale and Aultgrishan & Aultanphadric grazings – and a mobile phone estate on the land provides additional income.
