Cordyce School developers say cash from homes could be used to boost Dyce GP surgeries as plans are officially lodged

The developer behind plans to build homes on the former Cordyce School site has said he’s open to talks on improving amenities in Dyce.

David Wilson Homes has submitted a detailed planning application for 91 homes on the site of Riverview Drive.

The developer held a public event at Dyce Community Centre in August for residents to learn more about the proposal.

Members of the public went along to the meeting to raise their concerns.

What did local residents have to say about the Cordyce School home plan?

Feedback was given by 39 residents – 25 said they opposed the development while just seven said they supported it.

Those in favour of the plan welcomed development on the former school grounds.

They said the proposal is in an “attractive riverside location” and were glad the paths would be retained.

But those against the plan said it would lead to overdevelopment of the site and there were worries about potential flooding.

A need for “improved” community facilities was also raised while some queried the impact it would have on capacity at the medical practice.

Developer obligations could be used to improve local community facilities

Addressing the points raised, David Wilson Homes said it was willing to talk with the council and local residents to make improvements in the area.

The developer said it was aware of capacity issues and appointment waiting times at New Dyce Medical Practice and was willing to offer support.

The consultation report said: “If there are capacity issues at the local GP, developer obligations could be used to create additional places.”

But it was also noted that existing school and community infrastructure was a “common” concern of those who were opposed to the plan.

The report added: “It is ultimately in the developer’s interest to ensure that existing school/community infrastructure is adequate for the benefit of future residents.

“David Wilson Homes is therefore open to discussion with Aberdeen City Council and the community on the future of local services in Dyce.”

Mix of housing proposed for former Cordyce School site

The new housing development will include three and four-bedroom family homes as well as affordable terraced and semi-detached units.

David Wilson Homes unveiled the plan earlier this year.

The vacant facility was targeted by vandals twice before its destroyed buildings were demolished in 2020.
